Hamilton is the county seat and the biggest town in the Bitterroot, fifty-five minutes south of our Missoula shop. Marcus Daly laid it out in the 1890s to serve his Bitter Root Stock Farm, and the brick storefronts downtown and the houses on the numbered streets still show that money. Those blocks hold the densest stretch of 1890s to 1930s homes in the valley, with the same balloon framing and full-dimension lumber we work on in Missoula's University District. Our historic restoration and finish carpentry crews spend a good share of their winter down here, bringing old kitchens and bathrooms up to date without stripping out the character that made the house worth buying.
Past the old grid, Hamilton keeps growing up the benches on both sides of the river and out toward Blodgett Canyon, and the houses out there are a different animal. Most were built between 1970 and 2010 on wells and septic, and many of them went up quickly during a boom with framing and siding that is now due for correction. Blodgett Canyon funnels wind and heavy snow onto the homes at its mouth, so roofs and decks there get engineered for loads well above what a house near the river sees. Fire is the other constant on the west side, and we default to fiber cement or metal siding with screened vents whenever we touch an exterior within sight of the Bitterroot front.

Hamilton's 1890s to 1930s houses have the best original millwork in the valley, and we treat it that way. Kitchens get opened up with beams sized for the real loads, and window casings get repaired rather than ripped out. Historic district review may apply to exterior changes, and we plan for it.
Homes west of town toward Blodgett take the full canyon wind and drifted snow every winter. We size deck beams and roof framing for those loads instead of the valley minimum, and we fasten siding for wind. Defensible-space siding choices matter here more than anywhere in the valley, and insurers are starting to ask.
The ground between town and the Daly Mansion is old ranch land cut by ditches, and the homes on it are mostly 1970s to 2000s builds on septic. Bathrooms and kitchens in those houses are the most common jobs, along with additions that have to work around drain fields and ditch easements.
