Corvallis is close to fifty minutes from our Missoula shop by way of Hamilton or the Eastside Highway, so we book it in full days and keep a locked trailer on the property for the length of the job.
Corvallis is farm country. It sits on the Eastside Highway between Hamilton and Stevensville, about fifty minutes from our Missoula shop, and it has never been much more than a few blocks of houses surrounded by irrigated ground. The Big Ditch runs along the bench above town and feeds the fields that made the area what it is. Houses here are a mix of 1970s and 1980s ranches on a few acres and newer builds on the benches with views across to the Bitterroot Range, with the occasional 1900s farmhouse still standing among them. Most of them share a common problem, which is that the family has outgrown the house and the land is too good to leave.
That is why additions and second units are most of what we build in Corvallis. Usually that is a bedroom wing for a growing family or a garage with an apartment above it for a grandparent, and sometimes it is a full second story on a ranch that has good bones. Irrigation ditches and their easements run through many of these lots, and we locate them before we draw anything, since a ditch company has a say about what gets built near its water. Soils on the east bench are decent for footings but the water table rises when the ditches run in summer, so we detail foundations for wet ground and keep the 42-inch frost depth on every footing.
Fifty minutes each way means we run Corvallis as a full-day job with a trailer on site, and we try to book the exterior phase in a single stretch so the addition is weathered in before the wind turns cold. Tile and flooring work is a natural fit for the winter months down here, and we do a lot of it as the finishing step on additions we framed the summer before. Almost every Corvallis lot has irrigation water crossing it somewhere. Ditch easements can block where an addition or garage goes, and the ditch company may have a say about anything close to the channel. We find the easement on the plat and walk the ditch before staking, which saves a lot of grief later.
The 1970s and 1980s ranch houses on a few acres around town were built for smaller families. The typical request is a bedroom and bath addition off the back, tied into the existing roofline so it does not look bolted on. We match siding and eave details so the seam disappears.
Newer homes on the benches east of town face across the valley at the Bitterroot Range. Decks there are all about the west view and the afternoon wind. We build them with heavier posts and beams than the minimum, and we set the rail height and baluster spacing to current code so the inspection is a formality.
Bedroom additions, second stories, primary suites and mudroom bump-outs for growing Missoula families, built on frost-depth footings, tied into the existing structure correctly and finished so the seam between old and new disappears.
